If you are a landlord or manage a property that is rented out to tenants, then please be advised that legal regulations are now in place that landlords must comply with to provide proof of the electrical safety within their rented properties.

 

Failure to comply with the regulations could result in a penalty of up to £30,000.

LANDLORD SAFETY CHECKS 

If you're a landlord or letting agent, there are several safety obligations you must meet, and failure to do so could result in huge fines.

 

Perhaps more importantly, if you neglect your electrical safety obligations, you could put your tenants at an increased risk of harm.

 

WHAT ARE YOUR OBLIGATIONS?

As of July 1st 2020,  it is now a legal requirement that the electrical installation in a rented property is not only safe when a tenancy begins but maintained in a safe condition throughout the tenure.

LANDLORDS MUST ENSURE THAT:

​

·     All electrical installations in your rented property must be in a safe condition for the length of the tenancy

​

·     All appliances you provide to your tenants, such as kettles, cookers and toasters must be reliable and have the CE marking

​

·     An EICR (Electrical Installation Condition Report)  is to be carried out every five years by a qualified electrician.

​

·     Finally, you must fit a smoke alarm on every floor of your rented property

Landlords must obtain a valid electrical safety report from a qualified engineer which explains what has been tested along with any work that needs to be carried out within 28 days of the test being completed.  At My Electrics we provide landlord safety checks that comply with the latest standards by conducting a comprehensive EICR or Electrical Safety Condition Report that is valid for 5 years.

LANDLORD CERTIFICATION
Our engineers are trained NICEIC approved professionals who look for defects or inconsistencies in your current installations.

We fully test the electrical safety of the fixed installations in your rented property to ensure it complies with the latest standards.   We do this by conducting an electrical installation condition report (EICR) to inspect the safety condition of an actual installation. The EICR will detail any defects or remedial works that need to be carried out in order to ensure the property is electrically safe.

Once the test is completed you have a period of 28 days to complete any necessary works to comply with safety standards.
